Akademiska Hus wants to make Medicinareberget in Gothenburg a new district

Akademiska Hus has submitted an application for planning permission to the City of Gothenburg to investigate the possibility of developing Medicinareberget. The company wants to make the area an integrated part of the city, make the University of Gothenburg visible and provide space for both housing and a world-class life science cluster.

Medicinareberget is located in central Gothenburg, between Guldheden, Sahlgrenska Hospital and Dag Hammarskjöldsleden. The area is currently mainly home to the faculties of science and medicine at the University of Gothenburg. undeveloped unplanned land, which makes these parts of the area inaccessibleand desolatea 

"Medicinareberget has potential for the city of Gothenburg as well as for the region and Sweden as a whole. Here there are conditions to create a world-class cluster in natural scienceand medical education and research where academia and business can meet. The largest university hospital in the Nordic region is just around the corner and there is land to develop a stone's throw from central Gothenburg. These are unique conditions that Akademiska Hus wants to take advantage of," says Pontus Isaksson, Property Area Manager at Akademiska Hus. 

Housing, services and a more attractive campus

The design proposal allows for a large addition of housing in a mixed form, including student and researcher housing, as well as premises for services. With new roads and entrances, the connection between the area and the city is strengthened, while accessibility for both transport and pedestrians and cyclistsincreases. Connecting Medicinareberget with the city strengthens the identity of the place, contributes to a more attractive campus area and strengthens the University of Gothenburg as a city university. 

"Akademiska Hus' plans for Medicinareberget will secure our faculties' future needs and development of premises for research and education. In addition, it will bea welcome addition of student housing and services that will contribute to an even more vibrant campus. We are very positive about this," says Anna Walske, Property Manager at the University of Gothenburg. 

The proposal highlights thatspecial care willbe given to providing the conditions for green environments with good climate in the creation of landscaped parks and urban places and paths. 

Akademiska Hus' design proposalis largely based on the City of Gothenburg's "Programme for Medicinareberget and Sahlgrenska" from 2014 and the Comprehensive Plan from 2022, which describes overall conditions, values and strategies for the development of activities and housing within the programme area. 

The design proposal includes new building rights of 240,000 m2, of which Akademiska Hus owns the majority except for 15,000 m2 owned by the City of Gothenburg. Theproposal gives an idea of how building volumes and street structure could be designed, but is not a complete picture of what a possible future development will actually look like. Any implementation of the project will be carried out in collaboration with the governmentand other actors in the real estate industry.
