Rebuilding

The CMB block on Campus Solna is being rebuilt for life science

Akademiska Hus is investing just over SEK 260 million in yet another extensive renovation in Solna. This time, there are five buildings in the so-called CMB block that will be transformed into state-of-the-art lab environments. With its central location in the middle of campus, the investment provides an attractive opportunity for more life science companies to establish themselves in the area.

Campus Solna is located where Stockholm meets Solna through the major urban development project Hagastaden, which upon completion will contain over 6,000 homes and 50,000 workplaces. Here, education, research and business will work in close collaboration and form a unique foundation for a world-class life science cluster.

The CMB block, which takes its name from having previously been home to the Department of Cell and Molecular Biology at Karolinska Institutet, is located in close proximity to the campus's main entrance facing Solnavägen. Nobel Forum, Karolinska University Hospital and the upcoming metro entrance that will be put into operation in connection with the new metro line being completed in 2028.

Own and shared areas – with sustainability as a guiding principle

In total, the five buildings in the CMB block comprise just over 9,000 square meters of gross area, of which approximately 6,000 are leasable area, which will undergo extensive renovation to match the requirements of modern labs. A new common and interconnecting main entrance for the block will also be created here, as well as common areas that can be used by all tenants, such as conference rooms, changing rooms and bicycle storage. Sharing certain areas contributes to a more efficient and flexible use of premises and resources.

To ensure that the buildings are as sustainable as possible, some of them will be equipped with solar cells and several energy-saving measures will be implemented. During the reconstruction, there will also be a strong focus on reuse, where, for example, doors and glass sections will be taken care of and replaced.

"By rebuilding existing buildings in a sustainable way and adapting them to new areas of use, we use our existing property portfolio instead of building new. This is crucial if we are to achieve our goal of climate-neutral operations by 2035," says Anna Alsborger.

Previous investments for over SEK 750 million

It was in connection with Karolinska Institutet moving parts of its operations to the experimental research laboratory Biomedicum that a unique vacancy arose that provides the opportunity for new companies to establish themselves on Campus Solna. In addition to the CMB block, Akademiska Hus has since invested just over SEK 750 million in a number of other renovations on Campus Solna, including the Inventum Laboratory, the Scheele Laboratory and the Physiologist. All of them with a focus on offering life science businesses the opportunity to rent everything from a single office chair and lab bench to premises with space for larger lab environments and entire head offices.

The redevelopment of the CMB block is expected to start in the autumn of 2023 and be completed in stages between autumn 2024 and autumn 2025.
