Akademiska Hus Interim Report 1 January – 31 March 2024: Continued stable earnings and stable property values

Akademiska Hus delivered a basically unchanged and continued stable result during the first quarter of the year. The operating surplus is increasing but is offset by lower net interest income. The change in value of investment properties was positive, despite unchanged yield requirements. The equity/assets ratio was 49 percent at the end of the quarter.

Summary of the interim report:

  • Rental income amounted to SEK 1,992 million (1,897).
  • Operating expenses amounted to SEK 374 million (405).
  • Net interest income amounted to SEK -262 million (-166) and changes in the value of financial instruments amounted to SEK -20 million (-99).
  • Profit from property management amounted to SEK 1,112 million (1,128).
  • Changes in value of investment properties amounted to SEK 353 million (-354).
  • Profit before tax amounted to SEK 1,448 million (675) and profit for the period to SEK 1,152 million (536).
  • Investments in new buildings, extensions and renovations amounted to SEK 558 million (424).
  • During the quarter, properties were sold at a value of SEK 30 million (95). Profit from capital expenditure amounted to SEK 3 million (4).
  • The property yield, excluding properties under construction, amounted to 4.9 percent (4.8) for the past 12 months.
